Dallas, TX / March 7, 2019 / -- As roofing contractors, at R2 Roof Guys, they hear a lot of comments about roofing repair and maintenance. As you might expect, they often run into people who have some misconceptions about the subject. Here, they debunk three common myths about roof maintenance:
#1 – Modern Roofs Don’t Require Maintenance
Truth: It would be great if after you have a new roof installed, you could simply forget about it, but that’s not the way it works. Though modern roofs are more durable, efficient, and easier to install, there just isn’t a 20-year maintenance-free roof yet. Unfortunately, because many homeowners and commercial building owners believe that a new roof is maintenance-free, as many as 80 percent of roofs are replaced long before their lifespan should have been – this is likely due to a failure to regularly perform maintenance. Conversely, when you do perform maintenance at regular intervals, modern roofs can significantly outlast their expected lifespan.
#2 – Roofing Problems are Covered by Materials Warranties
Truth: Warranties on materials typically only cover manufacturer defects and that only accounts for a very small number of roof problems. The most common causes of roof failure include severe weather conditions, improper installation, and poor or lack of maintenance – and these are not covered by material warranties. Even extended warranties do not usually cover maintenance costs or problems that occur due to neglecting regular maintenance.
Having your roof inspected every six months to a year, will ensure that any issues can be repaired before they grow into major problems that can be costly to fix.
#3 – Roof Maintenance is Optional
Truth: Perhaps the biggest roof maintenance myth of them all is that it doesn’t matter whether you perform maintenance or not – it’s an optional activity. This idea could not be farther from the truth, but it’s believed all the time, and it causes homeowners and business owners to neglect their roofs. Not to mention the fact that treating roof maintenance as optional may actually jeopardize or completely void the warranty and shorten the lifespan of the roof.
Regular, scheduled roof maintenance will ensure that you get the very most from your roof. It also allows you to detect any issues promptly, which allows you to have them repaired before they turn into a major project.
