Cambridge's Sullivan Courthouse project lands construction financing - Boston Business Journal - Boston Business Journal

Boston's Leggat McCall Properties and Plano, Texas-based Granite Properties on Wednesday confirmed the project had closed on construction financing from Bank OZK to transform the 20-story property into office and residential space.

The 475,000-square-foot, 20-story project will transform the current Brutalist-style building façade into one of terra cotta and glass, creating 48 affordable apartment units on the building's second and third levels and redeveloping office space on the remaining floors. Many of the property's windows have been removed, as seen here.

"It's been quite a journey," said Bill Brown, chief investment officer of Granite Properties, in an interview Wednesday. The property will be marketed as a headquarters opportunity. The team is also planning to highlight the office's post-Covid appeal, including high-tech mechanical systems that allow for the air within the building to change at a more frequent rate than a standard office building. "Companies look at that location and feel strongly that they have to be there."

The redeveloped property is expected to be complete in fall 2023.
